✗ Don't pressure wash surfaces that require soft washing
As we said in our pressure washing post, vinyl siding, stucco, EIFS, painted wood, and roofing should never be pressure-washed. Doing so can cause cracks, water intrusion, or peeling paint, which can lead to structural damage or extensive repairs. These risks highlight why certain surfaces require soft washing instead.
The consequences are real and expensive:
High-pressure water forces moisture behind siding panels and laps. This creates moisture pathways that can cause wood rot and mold development, endangering your property’s structure and indoor air quality.
It blows out caulk and window seals, letting water into your wall cavity.
On stucco and EIFS, it can crack or erode the finish coat, and repairs are costly.
On roofing, high pressure strips the protective granules from asphalt shingles. This risks shortening the roof’s lifespan and makes it more vulnerable to UV and weather damage, possibly leading to premature replacement costs.
It can void your siding or roofing manufacturer's warranty.
If a contractor shows up with a pressure washer to clean your vinyl siding or roof, send them home.
✗ Don't skip the dwell time
Soft wash solution needs time to work. Apply it and walk away; the chemical must remain in contact to penetrate and kill the growth. Rinsing too soon is ineffective. Dwell time varies by surface and contamination level, but rushing is a common mistake.
✗ Don't apply the solution in direct sunlight on a hot day.
Heat makes the soft wash solution evaporate before it can work on a problem, as seen in pressure washing pre-treatment. On a hot, sunny day, the solution may dry before the dwell time ends, resulting in lines and residue. Early morning is best. If you must work at midday, keep the surface misted to slow evaporation.
✗ Don't use the wrong nozzle or too much pressure on a roof
Roofs are especially vulnerable. Even slight excess pressure strips protective granules from asphalt shingles, which are crucial for UV and weather protection. Once lost, they don’t return. The only proper way to clean an asphalt shingle roof is with a true no-pressure or very-low-pressure soft wash.
✗ Don't ignore gutters and downspouts during the job
